We know that one of the final and most meaningful impressions an Owner has of BELL is how we close-out the project. Project close-out is critical to ensuring long-term operation of the project, which is why our team puts such a focused effort on this phase.
At the project’s completion, BELL provides to the Owner:
- Comprehensive operations and maintenance manuals, which include detailed information on the major systems used in the building and recommended maintenance procedures
- Points of contact for vendors and subcontractors
- Building Permit and Certificate of Occupancy
- Warranty information
- Quality Assurance / Quality Control (QA/QC) documentation, inspection reports, and test reports
- As-built drawings and specifications that accurately reflect any changes from the building’s original design
As a service to the Owner, prior to turnover, we will conduct systems training for the Owner’s staff who will be responsible for operating and maintaining the building mechanical, electrical, plumbing, and fire protection systems.
Prior to the Owner and Designer performing their punchlists, BELL always completely punches out the project to resolve any items we have identified. This serves to lessen the amount of items needing to be addressed at the end of the project, saving time for all involved.
Our punchlist process includes:
- Monitoring the work of our team and all subcontractors/suppliers on site to proactively identify and correct any non-conforming work. Doing this in advance rather than waiting to complete the full process during the final stages of a project minimizes punch list items and an onslaught of additional work that can delay the schedule.
- Securing areas as they are completed to help prevent any incidental damage.
- Having our Superintendent complete a review of all project areas, including walking the roof, the exterior building envelope, and all interior spaces.
- Having all subcontractors (including structural, mechanical, plumbing, fire protection, and electrical) conduct their own review of the work.
As required, we work with Commissioning Agents and the various subcontractors to schedule and track the commissioning of the systems.
